Seller Marking off a Checklist Item

Sellers Checklist

Start Your Home Selling Journey Checklist

Selling your home can be a significant step, and having a clear plan can make the process smoother and more successful. Here’s a comprehensive checklist to guide you from listing to closing, ensuring you get the best value for your property.

Assess Your Reasons for Selling

Reflect on your motivations for selling—whether it’s upsizing, downsizing, relocating, or a change in lifestyle. Understanding your goals will help shape your selling strategy and timing.

Evaluate the Market

Research the current real estate market in your area. Look at recent sales of comparable homes (comps) to gauge pricing trends. Understanding whether it’s a buyer’s or seller’s market will help you set realistic expectations for your sale.

Schedule a Listing Appointment

Partnering with an experienced real estate agent can significantly impact your selling experience. Look for an agent with a strong track record in your neighborhood, excellent communication skills, and a marketing strategy that aligns with your goals.

When you schedule a no hassle listing appointment with me, I will come to your home where we can walk the home together and determine all the highlights that make your home unique.

I will only need about 30 minutes of your time to view the home and present how we will showcase your home to thousands of local real estate agents in a matter of minutes, publish your listing with the Multiple Listing Service (MLS), advertise online, advertise on social media, host open houses, showcase your home on my website, and even have your very own website page specially designed for your property.

Prepare Your Home for Sale

First impressions matter! Clean, declutter, and stage your home to showcase its best features. Consider minor repairs or upgrades to enhance its appeal, such as fresh paint or landscaping. A well-presented home can attract more buyers and potentially increase your sale price

Set a Competitive Price

We will work together to determine a competitive listing price based on the current market and the condition of your home. Pricing it right from the start is crucial to attract serious buyers and minimize time on the market.

Market Your Property

I will develop a marketing plan that will include professional photography, virtual tours, online listings, and open houses. Effective marketing increases visibility and can attract more potential buyers to your home.

Show Your Home

Be flexible with showing times and keep your home tidy and ready for potential buyers. Consider creating a welcoming atmosphere with good lighting and pleasant scents. Your goal is to help buyers envision themselves living in the space.

Review Offers

Once offers are received, carefully review each one with me. Consider not just the price but also the buyer’s financial qualifications and any contingencies they may include. I will help you negotiate the best terms.

Accept an Offer

After careful consideration, accept the most favorable offer. You may choose to counteroffer if the terms don’t meet your expectations. Once both parties agree, you’ll enter into a contract.

Complete Necessary Inspections and Appraisals

The final step is closing, where you will review and sign all necessary paperwork to transfer ownership of the property. Be prepared for closing costs, which may include attorney fees, title insurance, and recording fees. Once everything is signed and payments are made, you’ll receive the keys to your new home!

Prepare for Closing

Work with me and the transaction coordinator to gather necessary documents and review closing costs. Be clear about what is included in the sale, such as appliances or fixtures.

Close the Sale

On closing day, review and sign all necessary paperwork to transfer ownership. Once the transaction is complete, hand over the keys to the new owner. Celebrate your successful sale and the next chapter ahead!
